Next Steps for HUD’s Physical Inspection Overhaul

LeadingAge published a detailed look at HUD’s new physical inspection changes, which the agency published in a January 19 proposed rule. The changes run parallel to the current NSPIRE demonstration program and take the first steps to overhauling HUD’s approach to physical inspections. Proposed changes impacting senior housing providers include requiring electronic agency reporting of annual unit self-inspections; adjusting REAC’s risk-based inspection schedule; consolidating inspectable areas and elevating the importance of in-unit conditions; aligning inspection requirements across programs, including for mixed finance properties; and more. LeadingAge is compiling comments on the proposed rule by HUD’s March 15th deadline; LeadingAge is also convening a small workgroup of members to better inform HUD’s changing approach to property oversight.
