POSITION SUMMARY:

The Director of Marketing & Sales will effectively manage day-to-day marketing of this community during fill-up and stabilized occupancy, participate in planning for marketing success for future expansion and coordinate/manage the sales process.  The Director will  lead by example in sales of  residences, demonstrating effective appointment generation skills utilizing e-mail, telephone and direct mail contact and effective use of marketing strategies including advertising and public relations to generate qualified new leads.

EDUCATION & EXPERIENCE:

  • 5+ years of proven personal sales and sales staff management experience
  • Bachelor’s degree preferred
  • Strong sales/marketing background required with proven sales record
  • Software proficiency including MS – Office and Leads Management
  • Outgoing personality with expertise at developing relationships (i.e., a “people person”)

Essential Duties as manager:

  1. Completes all annual staff performance appraisal forms and delivers to Human Resources by due date. Meets with employees on an ongoing and continual basis to review performance and provide feedback, guidance and instruction needed.
  2. Selects candidates, trains, coaches, assigns and supervises staff. Ongoing evaluation of performance of staff, initiates disciplinary action and consults with Human Resources regarding employee issues.
  3. Plans for and recommends space, staffing, training and equipment. Needs are demonstrated by budget, goals and objectives, reports and other departmental records.
  4. Participates in the research, preparation and writing of the department budget. Justifies assumptions used in compilation.
  5. Participates in applicable committees and meetings as required.
  6. Responds to internal and external communication timely and appropriately utilizing customer service approach.
  7. Promotes a teamwork mentality throughout all aspects of position.
  8. Communicates and supports goals to staff level to ensure all employees are aware of the organizations’ overall goals and objectives.
  9. Motivates and inspires staff to perform at their best.

ESSENTIAL FUNCTIONS:

  1. Executes all aspects of community Independent Living unit sales toward the achievement of sales and occupancy targets.
  2. Manages all information relating to the prospective resident/inquiry: Communication with administration, communication with direct supervision and accurate documentation of all contacts in the Lead Management System.
  3. Works with prospective residents, family members, and key influencers to facilitate timely and beneficial commitment to the community. (This includes frequent personal contact with the prospective resident including but not limited to telephone calls, e-mail, home/office visits, events, seminars, and tours as appropriate).
  4. Staff the office during business hours, which may include evenings and weekends.
  5. Prepares and maintains accurate and timely records, analysis and studies as required.  Adheres to Emerald Communities established marketing and sales guidelines.
  6. Follows the direction of the LCS Development and Emerald Communities approved policies and guidelines for the marketing and sales of the new community.
  7. Responsible for the development of an annual marketing plan and submits for review and approval by Emerald Communities and LCS Development as appropriate.
  8. Effectively manages the sales team to ensure that sales and occupancy goals are consistently met and achieved.  Provides skills coaching as needed.
  9. Plans public information programs and carries out such programs by working with news media and local civic and service organizations and public relations organizations.

  6. Understands and accepts the cultural and ethnic differences among all affiliated with prospective residents, families, vendors, staff and other visitors–to create an environment that allows everyone to work toward and reach their fullest potential.
  7. Follows established performance standards and perform duties according to Emerald Communities policies and procedures in an effective, timely and professional manner.
  8. Required to read, understand and seek clarification of all applicable policies and procedures, including information included in the Employee Handbook.
  9. Reads, understands and is familiar with procedures in the Emergency Manual, including fire, severe weather and other emergencies.
  10. Performs all duties and handles all materials in a safe manner, following all facility policies & procedures.
  11. Participates in and successfully completes all training requirements.
  12. Accomplishes all tasks otherwise directed by immediate supervisor.
